Contrato de Compraventa de Propiedad (PPC)

Este contrato establece todas las condiciones, obligaciones y términos de la compra, como la propiedad y sus anexos, el precio de compra, las responsabilidades y requisitos de cada parte, los métodos y plazos de pago, la fecha de finalización, etc. Al intercambiar el contrato de compraventa privado, el comprador pagará del 10% al 30% del precio de compra como confirmación de la reserva de la propiedad.

Escritura Pública

Debe firmar la Escritura de Título de Propiedad ante el Notario Público, pagar el resto del precio de compra, entregar las llaves y todos los documentos relacionados con la propiedad, y registrar la Escritura en el Registro de la Propiedad. La escritura debe firmarse cuando se otorgue la licencia de Primera Ocupación del ayuntamiento.

Impuestos

Según el tipo de propiedad que esté comprando, podemos distinguir entre dos situaciones de impuestos y gastos de compra de propiedad: la primera transmisión y la segunda transmisión o resale. Cuando se adquiere una propiedad nueva en España, el comprador debe pagar el Impuesto sobre la Plusvalía (IVA), que equivale al 10% del precio de compra, y los Timbres Fiscales (1,20%). Todos los precios son sin IVA.

Pasos finales

Todos los nombres en los contratos relacionados con la propiedad deben actualizarse cuando seas un nuevo propietario. Esto incluye todos los servicios públicos (agua, electricidad, etc.), la renta municipal, el impuesto sobre basuras y las cuotas de la comunidad.
